We held an Open House/Art Show/Housewarming/Jam Session at the Coat Shop during Eureka's <a href="http://eurekamainstreet.org/node/667" target="_blank">Arts Alive</a> on Saturday night, March 3rd. The first Saturday of every night, Eureka's galleries and shops stay open late and feature local artists and musicians, along with wine and food. It is one of our favorite things about living in Old Town Eureka (second perhaps only to sea lion sightings in the bay).</div>

We featured the art of several Hospice nurses that I work with, and the photography of Peter Carlson. We thought a few friends would drop by, we serve some wine and cheese, and be in bed by nine.</div>

We had a great time! We brought lots of people upstairs for tours of the space, which was our first time having anyone besides our friends/work crew inside. It was incredible to see peoples' positive responses to the loft. We got a few inquiries about renting the first floor, and met lots of our neighbors, including the owner of <a href="http://www.yelp.com/biz/the-local-beer-bar-eureka" target="_blank">The Local</a>, a new beer bar around the corner. Over the past year, and especially in the past three months, Jon and I have agonized over details. Door placement, pendant light hanging, appliance arranging, color selection. And when I say agonized, I mean argued, negotiated, made and remade decisions. <br />
<br />
Since we relied so heavily on scrap and salvaged materials in this projects, sometimes decisions made themselves based on what was on hand. For instance, I fantasized about installing a tin ceiling in the downstairs commercial space. But when a friend offered us a load of rusted corrugated metal panels he had sitting in his backyard, the tin ceiling (and its $1000 price tag) dissolved before my eyes. But the corrugated metal turned out amazing well, especially when paired with the scrap redwood walls.<br />

Some items we researched and purchased brand new. I read an article about The Nest, a programmable thermostat that "learns" your lifestyle and energy use patterns and anticipates when and how you will use heat and cooling in your building. We had to get on a waiting list to purchase The Nest, but him was worth the wait. <br />

I see a building I never would have purchased, a thousand decisions I never could have made, and ideas I never would have had if it wasn't for my partner. The devil has surely been in the details during this process, but the joy has been in there, too.</span></div>

Then I went cycling in Healdsburg, CA (which is lovely this time of year) with my father and brother. Three wily Cirinciones, roaming the hills on road bikes. Good times. <br />

We...are...so...close. It's maddening. <br />

The past three weeks have been a shocking flurry of activity. We met our inspector for the first time. He was very friendly. He said he liked the work we were doing and was impressed with how much we had improved the building and what a positive influence we were on the neighborhood. He loved us! Then he made us change a bunch of stuff. <br />

So for a few days we were two steps forward, one step back. Put up a wall. The inspector inspects. Take down the wall.<br />
<br />
Neither Jon or I takes kindly to being told what to do, so we both bristled under the directive gaze of the inspector. But we breathed deeply and smiled and nodded and did what he said until he left, satisfied that his power reigns supreme in the fiefdom of Eureka. <br />

In other news, we hired a guy to fix the drywall we (ahem, I) thrashed during the Demolition Derbies. I got a little carried away with the crow bar and did some pretty serious damage to parts of our walls that were supposed to stay exactly where and how they were. </div>

I did some research on drywall work and quickly assessed that it required patience, an eye for detail, and a lot of time. That eliminated Jon and I as candidates for this particular task. </div>

Our goals are: demolish the existing ceiling and floor assembly between the two levels, expose two walls, and build a new floor/ceiling assembly that creates room for an apartment on the second floor.<br />

On Sunday we asked a bunch of our friends to come help us continue to break things. No one could make it, and Jon had to work a ropes course. So it was just me. So sad. And also really, really bad-ass. I was a one woman wrecking ball- tearing through lathe and plaster until I hit brick and redwood. I only concussed myself once.<br />

We since have managed to convince two carpenters, Joey and Greg, to help us out with the framing. We met Joey when we visited his mom's shop in Arcata, the K Street Annex. We loved the stained concrete floor and counter made of wood scraps, so we asked the girl working there about the guy who had done their construction and design. She thought we a little creepy, I think. But we left her our contact information to pass on to the mystery designer. Eventually Joey called us, seemed pleased that we liked his style, and agreed to join Team Coat Shop.<br />

</div>I went to a show with Greg on Sunday night and found out he was looking for off-season gigs, so we grabbed him too. Greg goes on 4 hour bike ride sin the morning and then comes and does construction with us until 8 at night. His blood is pure diesel, I think.<br />

So it turns out I'm a bit of a hoarder. Not of cats or coupons or canned goods. But of twists of rusty metal, glass jars, and wooden crates. Since we've started this horrific restoration/renovation project, I've found myself scrambling up piles of scrap metal at the salvage yard and digging through dusty root cellars at estate sales to find objects I can re-purpose. I'm not much of a crafter or seamstress, but I can go to town with iron wool and a palm sander. <br />

Jon and I have become building material tourists, and unfortunately the result is a bit of hoarding blue balls (sorry, Dad). We see amazing things when we're traveling that we have no means to bring home with us. So instead we take pictures and caress old doors and metal lockers lovingly, mournfully.<br />

The proprietress basically begged Jon to take it away, but she thought it would be too heavy for us (ahem, ME) to lift. We hauled that sucker out and away like it was nothing. Jon wants to turn it into a fountain, but until then I'm scrubbing layers of mud and green gunk off the cast iron. I'm thinking of leaving some of the green, though. I reminds me of the well in the Princess and the Frog. </div>

<span style="font-family: Times, "Times New Roman", serif;">This blog has been dark for a while, not because we've taken any time off from the Coat Shop. Rather, we've been bringing new meaning to the phrase "DIY." </span><br />

<span style="font-family: Times, "Times New Roman", serif;">As it turns out, DIY doesn't just mean tiling your own shower or sanding your own floors or making cute little sconces out of wood chips. DIY also means shuttling your own blueprints to the city building department, taking copious notes on the detailed reasons the city is rejecting your plans, and then crying a little in the bathroom of City Hall. </span><br />
<br />
<span style="font-family: Times, "Times New Roman", serif;">During the past few months, Jon and I have become intimately involved with the City of Eureka. We read fire and building code at night on the couch. We got to be on a first name basis with the Fire Marshall and the Chief Building Official. I'm pretty sure they finally approved our plans because at some point they were just ready to see other people.</span><br />
<br />
<span style="font-family: Times, "Times New Roman", serif;">Once our plans were approved by the city, we brought our business proposal (written on the beach in Maui by Jon on our honeymoon) to our local credit union. We were terrified that they wouldn't approve our construction loan due to the economic climate. But the credit union's VP came to the Coat Shop and took a tour. He said he was really impressed and has since helped fast-track our loan.</span><br />
<br />
<span style="font-family: Times, "Times New Roman", serif;">Now things are moving at light speed. We're lining up sub-contractors (because at this point neither of us is willing to turn the project over to a general contractor, we're still steering this ship ourselves) and tenants and re-drawing plans and begging friends to join our demolition crew. </span><br />
<br />
<span style="font-family: Times, "Times New Roman", serif;">
We're doing a week of major demolition and then two weeks
of framing and floor laying and then HVAC and electricity and plumbing.<span style="mso-spacerun: yes;"> W</span>e're moving in at some point after
the floor is in but before the basic utilities are hooked up, because we like urban camping.</span><br />
<br />
<span style="font-family: Times, "Times New Roman", serif;">We have a hundred decisions to make. We need to figure out where to put the heating vents and how to remill the redwood and whether to spend $4000 on the gas fireplace Jon is currently obsessed with.<span style="mso-spacerun: yes;"> And amidst that chaos, it feels like things are working out. </span></span><br />

<span style="font-family: Times, "Times New Roman", serif;">We have been preparing for
doomsday since Day 1 of this project. What will we do if the economy collapses? If the walls fall in? If the basement floods? We have laid in bed and mapped out worst case scenarios, along with second-worst case scenarios. We have meticulously planned for doomsday and and it has not arrived. </span><br />
<br />
<span style="font-family: Times, "Times New Roman", serif;">While that worst case scenario might still occur, I will be surprised if
it does.<span style="mso-spacerun: yes;"> </span>As opposed to opening the door,
sighing, and saying, "Oh, there you are.<span style="mso-spacerun: yes;">

<strong>Here is a list of thing we would have done differently, had we known better. This list could also be titled, "I have never done this before. What do you expect?"</strong> </div>
<ol style="text-align: left;">
<li>Don't buy the cheapest tools or materials. There is a reason that foam paintbrush is 99 cents. It's because you will have to throw it away after you use it. If you are doing it yourself, you're hiring VERY unskilled labor. So do yourself a favor and spend an extra $4 on the caulk gun.</li>
<li>For God's sake, put down a drop cloth. Cleaning up a project is worse than doing a project. It takes 5 minutes and saves you hours of scrubbing or scrapping. See also- taping the edges.</li>
<li>The guys at the hardware store have a lot of opinions and know quite a bit. In that order. Take their suggestions with a grain of salt. Then blame them when the project goes awry. Which it will.</li>
<li> Keep your receipts. You will return a good 20% of what you buy, which adds up. Your husband will not believe this. But it's true. Or at least a comforting idea.</li>
<li>If you have a non-traditional idea and three contractors laugh at you or look at you like you're high, find a fourth contractor. Your idea is worth it. </li>
<li>The scrap yard and recycling center are the greatest places on Earth. But what you save in materials you will almost certainly spend trying to make the cool thing that you bought actually fit where you want it to in your building. That's OK. Just know that from the beginning.</li>
<li> Listening to the entire Tribe Called Quest discography, from "Bonita <span class="blsp-spelling-error" id="SPELLING_ERROR_0">Applebaum</span>" to "The Love Movement," is the only way to survive a day of tiling.</li>
<li>The most important decision you will make throughout this entire project is <span class="blsp-spelling-corrected" id="SPELLING_ERROR_1">selecting</span> your <span class="blsp-spelling-error" id="SPELLING_ERROR_2">DIY</span> partner. Pick someone who works differently than you, has different ideas, and different talents. Pick someone who, despite these differences, respects your perspective and sometimes lets you have your way. If possible, marry this person. The rest will figure itself out.</li>

Our goal was to create "curb appeal." I talk about my feelings. With that in mind, here's the deal:</div><div><br /></div><div>Tiling is the worst thing ever. It takes forever, it's hard, and even if you work for a solid week on it, it still doesn't come out that great. Tiling makes me cry. Those pictures you seem below of me smiling and looking cute are really just me putting on a brave face for the paparazzi, like Jennifer <span id="SPELLING_ERROR_1" class="blsp-spelling-error">Aniston</span>.</div><div><br /></div><div> </div><div>I thought I would wait to write this blog post until the tiling project was over, when I would have a sense of completion and satisfaction and perspective. However, it is now clear to me that the tiling will NEVER END. </div><div><br /></div><div> </div><div>The project began about 4 months ago, when we gutted the gross bathroom- pulling out a busted metal shower stall and concrete shower pan, ripping out drywall and linoleum. </div><div><br /></div><div>Three months ago we refinished the floor and repaired the plumbing so the shower would actually work. </div><div><br /></div><div>Two months ago we installed a shower pan and I bought some cool white tiles in the bargain basement of the carpet shop down the street and we thought we'd make quick work of tiling the s<span id="SPELLING_ERROR_2" class="blsp-spelling-error">hower</span>. Then we got married and had a honeymoon.</div><div> </div><div><br /></div><div><br /></div><div>That part was awesome.</div><div><br /></div><div> </div><div>When returned home last week, we buckled down and started prepping the bathroom for the tile work. We covered the walls in plastic sheathing and <span id="SPELLING_ERROR_3" class="blsp-spelling-error">Durarock</span> and <span id="SPELLING_ERROR_4" class="blsp-spelling-corrected">mortar</span>. We then laid and cut tiles for 10 years. Or whatever. </div><div><br /></div><div>On the bright side, I learned to use a new tool- the tile saw. Tile saws are the greatest. They make a cool noise and clean cuts and re immensely satisfying to use. The problem with the tile saw is that to use it correctly, you have to measure tiles and the spaces in which the tiles need to fit. And <span id="SPELLING_ERROR_5" class="blsp-spelling-error">ya'll</span> know how I feel about the measuring. </div><div><br /></div><div> </div><div>So suffice to say I <span id="SPELLING_ERROR_6" class="blsp-spelling-error">miscut</span> a lot of tiles. Not by a lot, but by the tiniest fraction of a cut, which it turns out matters just as much.</div><div><br /></div><div> </div><div>Last night we spread the mortar, and tonight we will clean and patch up the mortar and hopefully seal it in the next day or two. And then, maybe this project will end. When we first bought the Coat Shop, it was the ugliest building we had ever seen. It was dark except for flickering fluorescent bulbs and smelled a bit like damp sewage. As I've explained before, every contractor or friend who walked into the place looked at us with pity and dismay. Some of you, gentle readers, expressed similar sentiments.<br /><br />And the truth is, I felt the same way a lot of the time. It was a bit like finding oneself in an arranged marriage. Yes, I knew that buying a house was what I wanted to do. Yes, this property was well within our budget and had great potential. But was there an instant love connection? Hell no. I hated walking into the Coat Shop. Even as we made progress, the amount of work that lay ahead of us felt daunting. There was never going to be enough time, energy, or money to do all that we wanted to do. <br /><br />Somewhere in July we hit the tipping point. Jon took over general contracting, we were able to link up with some amazing friends/carpenters/artists, and we worked our littles tushes off. I am curious how its day went. Yesterday, I even bought it a little wind chime- a gift for the Coat Shop for no reason except I thought it would be nice. <br /><br />Last night, I wiped down our freshly sanded floors with a damp rag to wipe up any loose sawdust before we spread a hundred thin layers of polyurethane over them. It was painstaking. And y'all know I hate that shit. But last night it felt different. Tender. He is operating his business, North Coast Adventure Centers, from his laptop and cell phone in the storefront while building a roof top garden, replacing the water heater, and re-finishing the floors. We walked in and cased the joint. It had high ceilings, original built-ins, leaded windows - all spectacular. There were 4 bathrooms and the house seemed to go on and on, a labyrinth of lace curtains, ancient wallpaper, and more than a few "trouble spots."<br /><br /> The real estate agent chirped that there were hardwood floors under the carpet, but she didn't know the condition of the roof or the plumbing. Two years ago, I would have walked out of that house full of fairy tale visions of clawfoot tubs and mahogony floors. Now, I calculated engineering fees and feet of insulation, <br /><br />As we walked out, I said to Jon, "Wow, that's a lot of house." Jon replied, "That's, like, $750 in dump fees."
